Conditions of the Greek Golden Visa program for Investments in 2025

The Greek program residence permit (residence permit) for investments has been in operation since 2014 and is becoming increasingly popular every year. From 2018 to 2023, 14,500 investors received a golden visa to Greece, and the number of applications continues to grow. However, due to the high burden on migration services, the processing time for applications has increased to 6-8 months, and the total period for obtaining a residence permit has increased to one year.

To become a holder of a Greek golden visa, investors can choose one of eight investment options:

  1. Purchase of real estate in the amount of € 250,000 or more.
  2. Rent a hotel or a tourist residence for a period of 10 years, starting from 250,000 €.
  3. Purchase of a land plot for construction or agriculture — from 250,000 €.
  4. Inheritance or donation of real estate — worth from 250,000 €.
  5. Timeshare on 10 years, for example, a hotel apartment — from 250,000 €.
  6. Investments in securities — from 400,000 €.
  7. Opening of a deposit account in a Greek bank in the amount of 400,000 euros or more.
  8. Purchase of corporate or government bonds — from €800,000.

To obtain a golden visa in Greece, an investor must be over 18 years old, have legal income, medical insurance and have no criminal record.

The possibility to add family members to a residence permit application includes:

  • Spouse;
  • Children under the age of 21 who are not married and financially dependent on the main applicant;
  • The investor's parents or his spouse, if they are financially dependent on the applicant.

Important! From 2022 Greece has temporarily suspended accepting applications for a residence permit for investments from Russian citizens. However, Russians can participate in the program through a second citizenship, for example, Vanuatu, Turkey, Georgia or Armenia. This rule applies to the main applicant, and family members can only hold a Russian passport.
