Starting from July 31, 2023, all applicants who did not have time to sign a contract for the purchase and sale of real estate in Greece with a payment of at least 10% of the cost should carefully familiarize themselves with the new conditions. What changes have been made to the Greek Golden Visa program:
- The minimum threshold for buying property in 36 municipalities of Greece is 500,000 euros. These include the most densely populated areas popular with tourists. These are the islands of Santorini and Mykonos, the center of Athens, the northern and southern parts of the capital, Thessaloniki, the center, north and south of Attica.
- The minimum threshold for buying property in other regions, sparsely populated areas of Greece remained the same – 250,000 euros.
- You can buy both commercial and residential real estate, including blocks of apartments in one building.
- If an investor is interested in alternative options, you can deposit at least 400 thousand on a long-term deposit, invest in stocks or mutual funds, government bonds.
The visa is valid for the entire period of ownership of real estate or assets in the country.
Greece supported EU sanctions against Russians and Belarusians by blocking the issuance of investment passports. Although, a simple purchase of real estate, without obtaining a residence permit, is still available. You just need to meet a number of conditions. First of all, this applies to opening an account with a Greek bank and making a one-time payment from it during a purchase and sale transaction. Transfers from banks in other countries are not allowed.
However, there are workarounds. Russians and Belarusians who have dual citizenship in countries that have not been affected by political prohibitions have every opportunity to participate in the program. These countries include Israel, Canada, Turkey, Kyrgyzstan, and others. So, you can get a Turkish passport in 3-4 months, after which you can apply for a "Golden Visa" to Greece as a Turkish citizen.
