May 24, 2025, Tovima (section "Finance") —
The Supreme Independent Public Revenue Authority of Greece (AADE) has launched the digital platform MyProperty to simplify the filing of property transfer tax returns, as promised, by removing paperwork
What has changed
Now you can apply for a tax on the transfer of real estate (creation, modification or liquidation of horizontal / vertical urban development property) online, without visiting the tax office or KEFOK. Declarations related to the "objective assessment" system and without it are now available for sending via the MyProperty platform
How it works
- Sending the declaration
- — Filled out by a notary (for the first submission) through the MyProperty platform.
- — In case of technical problems — through the My Requests application in myAADE, sent in paper form to the tax service tovima.com+1tovima.com+1.
- Processing
- — AADE services review the declaration within 60 days. If something is missing, the taxpayer receives a request to provide the documents within 15 days. Otherwise, verification is initiated tovima.com+1tovima.com+1.
- Make changes
- — Amendments to the original declaration are submitted through "My Requests" if the original was issued through MyProperty
- Cancellation of the declaration
- — Before uploading the documents: the notary deletes the temporary declaration.
- — After — cancellation is made without drawing up a contract and sent for verification, after which the tax paid is refunded (AFEK)
🛠 Instructions from AADE
The step-by-step guide from AADE covers:
- Which declarations are submitted online:
- Primary inside/outside the objective assessment system;
- Cancellation of those already registered electronically
- How to make changes:
- — Through "My Requests" in myAADE, if the declaration was originally submitted online
- Filing through a notary:
- — The notary fills in: a description of the object, changes, calculation of the tax base (according to FYAA or market data) and submits through a TAXISnet account
- Deadlines and notifications:
- — 60 days for initial verification, 15 days for additional registration, otherwise — automatic launch of tax audit.
- Cancellation before/after filing:
- — Deletion of a temporary declaration or registration of a "Cancel Declaration Due to No Contract Being Drafted" followed by a tax refund procedure
The results of the reform
- The real estate transfer process has been simplified — everywhere, regardless of the type of transaction.
- Save time — fewer visits to the tax office, the whole process is online.
- Clear review deadlines — up to 60 + 15 days for revision.
- In case of technical failures, the system supports an alternative method of paper declarations.
👨💼 Output
With the transition to MyProperty, real estate transactions have become much easier and faster. However, the key remains to accurately observe the deadlines for filing and processing declarations, especially in cases where additional documents are required or data discrepancies arise.
