The elite coastal area of Vouliagmeni has once again appeared at the top of the ranking of the most expensive places to rent real estate in Athens. In 2025, renting a square meter here costs an average of 20 euros, which makes this area unattainable even for other prestigious locations in the capital.

Against the background of the general dynamics of rent appreciation in Greece, Vouliagmeni stands out not only for high prices, but also for stable demand. The area attracts wealthy tenants due to its status, access to beaches, well-developed infrastructure and security.


Why is rent in Greece getting more expensive?

The long-term rental market is facing a shortage of offers. More and more facilities are being transferred to the short-term rental sector, especially in tourist regions. This reduces the number of apartments available for permanent residence and, as a result, pushes prices up.

According to the analysis of the Spitogatos index for the first quarter of 2025, an increase in rental prices is observed in almost all regions of the country. The highest values were recorded in the Cyclades, where the average rate reached 14.2 euros/m2. They are followed by the southern and northern suburbs of Athens, the city center and Halkidiki.


Athens: cost contrasts

In addition to Vouliagmeni, the high price zone includes the areas of Glyfada, Kolonaki and Piraeus. However, more affordable options still exist — in Perama, Acharnes and some suburbs of Piraeus, rent remains at a relatively low level. The cheapest deals are in rural areas such as Kilkis, Imafia and Pella.


Forecast: market pressure will remain

Experts expect that the price growth trend will continue. Among the key factors: slow commissioning of new housing, high interest in cities from domestic and international migration, the impact of global economic processes and monetary policy. Short-term rentals will remain a pressure factor on supply, especially in tourist-attractive areas.
